The Work We Handle

The suite has been empty for months.

We price and market the space in house, reach out to tenants, and bring you the offers to consider.

The rent is late again.

We collect rent and follow up on outstanding payments. You can see collections in the owner portal.

The CAM bills still aren't done.

We prepare CAM, tax, and insurance reconciliations from the leases, so you can see what each tenant owes.

A lease is ending and there's no plan.

We track expirations and option dates ahead, so you can consider a renewal or prepare for a vacancy.

I'm getting calls about leaks and lights.

We coordinate vendors and bring work above your set limit to you for approval. You can see work orders in the portal.

Changing Managers

A transition includes leases, tenant records, ledgers, deposits, keys, and vendor information. The existing agreement sets the notice requirements.

Fees

Management scope and fees are set out in a written proposal.

Questions

How are shopping center management fees usually charged?
Fees are commonly based on a percentage of property income, as set out in the management agreement. Some leases allow management or administrative charges to be recovered through CAM.
What is a CAM reconciliation?
A reconciliation compares the costs covered by a lease with the amounts a tenant paid during the accounting period. The tenant's share depends on the lease.
Can I change managers during a tenant's lease?
Yes. The tenant's lease remains in place, and the management agreement generally sets the notice required to change managers.
What can owners see in the portal?
The portal includes the rent roll, collections, work orders, leases, and statements.
